At Landvisions, our design phase covers everything from the first site visit through final construction drawings, so when the build begins, every detail has already been resolved.

We start with a project inquiry and on-site introduction to review your background, goals, budget, and timeline. From there, our team gathers survey and property data, creates base mapping, and conducts a full site inventory and analysis. Initial design concepts are developed with presentation graphics and a detailed opinion of probable costs. We refine based on your feedback into a preferred concept, then complete final construction drawings ready for permitting and build.

When the design phase is complete, our in-house construction team takes over. The same unified team stays involved from the start. No handoffs, no subcontractors, no compromises. Every project is built by skilled Landvisions craftsmen under direct construction management oversight, from permit submission through final walkthrough.

We begin construction with a 5% retainer to finalize drawings and secure your place on our build calendar. Permit plans are submitted, the construction contract is executed, and your construction management team is introduced before ground is ever broken. Our licensed designers provide on-site oversight throughout, ensuring every detail is executed exactly as designed.

Exceptional landscapes require proactive, ongoing care to perform as designed. Landvisions maintenance programs are managed by the same team that designed and built your property, so the care is informed, intentional, and consistent.

Our programs cover seasonal planting and color installation, pruning and fertilization, plant and tree healthcare, irrigation and exterior lighting management, lawn fertilization, pest and disease control, and organic garden management. Each program is tailored to your property and adjusted seasonally to respond to East Texas growing conditions.

For lake property owners and second-home clients who are not on-site year-round, our maintenance team serves as your local partner, keeping your property refined and ready. Many of our maintenance clients have been with us for years.
