A straightforward pool can be completed in as few as 45 days under favorable weather conditions. Most pool and outdoor living projects run three to six months depending on scope and complexity. We establish a clear construction timeline before breaking ground so there are no surprises.

Fall and winter are ideal. Construction can proceed through cooler months, your pool will be ready for the following swim season, and you will have secured your place on our build calendar before the spring rush. Pool projects started in winter are almost always ready by Memorial Day.

Yes. We have extensive experience on waterfront and lakefront sites across East Texas. Elevation changes, drainage, soil conditions, and proximity to the water all factor into the design and construction approach, and our team is experienced navigating all of it.

We build custom gunite pools exclusively. Gunite construction allows for fully custom shapes, depths, finishes, and integrated features, including vanishing edges, sun shelves, attached spas, water features, and more. It is the only construction method appropriate for the level of customization our clients expect.

Yes, for pools we have designed and built. Pool maintenance is available as part of a broader property maintenance program for existing Landvisions clients. We do not offer standalone maintenance for pools built by other contractors.

Yes, and this is how we prefer to work. A pool designed in isolation misses the opportunity to integrate it with the surrounding terraces, outdoor living spaces, plantings, and site circulation. Our best projects treat the pool as one element of a cohesive outdoor environment, not as a standalone feature.

Our process moves through six phases: project inquiry, on-site kick-off and site analysis, initial design concepts with presentation graphics and opinion of probable costs, preferred concept refinement, final construction drawings and permitting, and build. We aim to begin the design phase within two weeks of your notice to proceed and complete the design process in approximately six weeks. Our designers stay involved through construction to ensure everything is built as designed.

Yes. A significant portion of our work is for lake home and second-home owners across East Texas. We serve clients at Cedar Creek Lake, Fairfield Lake, Lake Palestine, Lake Tyler, Lake Athens, Lake Bob Sandlin, Cypress Springs, and surrounding communities. Many of our clients live in the Dallas area and trust us to manage their East Texas projects from design through completion and ongoing care.

East Texas has a humid subtropical climate with hot summers, mild winters, and clay-heavy soils in many areas. Native and adaptive plants perform best. Species like yaupon holly, beautyberry, possumhaw, ornamental grasses, and native perennials thrive in local conditions and require less water and maintenance over time. Our designers select plant material based on your specific site, sun exposure, soil, and design intent.

Yes. We regularly work with clients who have an existing pool, landscape, or outdoor structure and want to build on or around it. We assess what is worth keeping and what should be replaced as part of our design process.

As involved as you want to be. We structure our process around clear client meetings at each major milestone, including initial concepts, preferred concept, and final approval, so you are always informed and in control without needing to be involved in every daily decision. For clients who are not local, we accommodate remote reviews and communication throughout.

We design and build the full range of outdoor living environments, including covered patios and outdoor rooms, pergolas and pavilions, outdoor kitchens, fire pits and outdoor fireplaces, sport courts, seating terraces, water features, and integrated landscape environments. Everything is designed and built in-house.

Custom pools and spas, covered outdoor living areas, fire features, and outdoor kitchens consistently deliver the most value and enjoyment on lake properties. Thoughtful grading, native landscaping that frames views, and well-designed circulation also significantly enhance livability and long-term property value.

Yes. Covered patios, pergolas, pavilions, and full outdoor rooms are a core part of what we design and build. Our in-house construction team handles everything from structural design through installation and finish work.

Yes. Outdoor kitchens are one of our most requested features. We design them as integrated elements of the broader outdoor living environment rather than standalone additions, connected to the patio, oriented to the view, and built for the way you actually use your outdoor space.

Fire pits and outdoor fireplaces serve as anchors for outdoor gathering spaces, extending usability into fall and winter evenings. We design them as architectural elements integrated into the broader landscape and outdoor living plan, positioned for views, protected from wind, and built from materials that complement the rest of the project.

Generally no. Our maintenance programs are designed for properties we have designed and built, where our team already understands the plant palette, irrigation system, and design intent. Exceptions may be considered for large estate properties where there is an opportunity to provide comprehensive ongoing care.

Yes. Many of our maintenance clients are lake home and second-home owners who are not on-site year-round. Our team serves as your local partner, keeping your property refined, healthy, and ready when you arrive.

Our programs cover seasonal planting and color installation, pruning and fertilization, plant and tree healthcare, irrigation and exterior lighting management, lawn fertilization, pest and disease control, and organic garden management. Each program is tailored to your specific property and adjusted seasonally.

We schedule regular visits throughout the year and communicate proactively about anything that needs your attention. You do not need to be on-site to stay informed. Many of our second-home clients have been with us for years, trusting us to manage their property with the same care we brought to the original design and build.

We aim to begin the design phase within two weeks of receiving your notice to proceed. The design process typically takes approximately six weeks. Construction timelines vary based on scope. Most projects run three to six months, with simpler pool projects potentially completing in as few as 45 days under favorable conditions.

Yes. Permit documents are submitted as part of our construction phase. We manage the permitting process so you do not have to navigate it on your own.

No. Landvisions handles design, construction, and maintenance entirely with our own in-house team. There are no subcontractors, no handoffs, and no gaps in accountability from concept through completion.

Our design fee is based on project scope and covers the full design process from site analysis through final construction drawings. A 5% retainer is collected to finalize construction drawings and secure your place on our build calendar. The design fee is applied toward your construction contract when you move forward with the build.

We conduct a punch list review to ensure everything meets our standards and yours. From there your project enters a warranty period. We also offer ongoing maintenance programs to protect your investment long after construction is complete.

We aim to begin the design phase within two weeks of your notice to proceed. Construction scheduling depends on our current build calendar. The earlier you reach out, the better your chances of securing your preferred start date, especially heading into spring and summer when demand is highest.
